On this page, we post recent transactions that closed what we consider typical prices paid by savvy buyers. The reader to make up their own mind as to where they think the market is going.  We will watch properties in several categories and record the price movements so that you can try and spot trends.

SINGLE FAMILY HOMES
3 bed, 2 bath, 2400 sq ft.
3/1/2008  300k and up.  Showings are up.  Sales slow.
5/15/2008  Low 200's.  Volume is up.
CONDOS
2 bed, 2 bath around 1200 sq. ft.
3/1/2008 Nice condos can be gotten around $150k or less. Volume is very, very slow.
5/15/2008  Same condos can be gotten for $125.  Volume is still very slow. 

 
BAY FRONT CONDOS
2 bed, 2 bath 1200 sq. ft.
3/1/2008 400-500k.
5/15/2008 Low 300's for some, with a very wide variety, which reflects the wide variety of locations and product.
GULF FRONT CONDOS
2 bed, 2 bath 1200 sq ft
3/1/2008 Lately, it seems as if 2/2 condos gulf front condos on the middle of Siesta Key and Lido are listed for 750k and up. Turtle Beach area prices are around 650k and up.
5/15/2008  Turtle Beach and Siesta Public Beach have some listings in the low 600's now and at few just below $600.  Units are moving at those prices.  Interestingly, the sales prices are only a little below the asking prices, just like a normal market.  This could indicate a bottom is forming in this waterfront product, which is usually on the leading edge of upturns.
